Troll the internet. Talk to your friends. Or talk to a good real estate agent. Whatever you do, you’ll quickly learn that selling your home with kids isn’t easy. 

Selling a home with a kid means calling Stanley Steemer for an emergency carpet clean because your toddler decided he would pour his cup of red fruit punch on the carpet. You accidentally packed most of his sippy cups away and all of the other cups are dirty. 

I’m sure you’ll convince yourself that it’s only for a few hours. How bad could it be?

Every parent knows that life is different with kids. It means giving up the two-door mustang for the family sedan. Trading spa days for carting the kids to football practice on a cold fall morning. 

You’re not going to be available to show a house at the drop of a hat. The last thing you need is a real estate agent who is going to call you that a prospective buyer will be coming by in the next 20 minutes. 

If you’re like me, I can barely get my kids to put their shoes on in under 20 minutes. There is no way getting the house clean and getting out of there in under 20 minutes is even close to possible.

The market says that you can sell your house for whatever price, as long as you can justify it.

  • Product: This is all about getting your house ready for sale. It involves curb appeal and staging your home. A home that is staged sells for 4% to 8% more than a non-staged home. 
  • Promotion: We use a ten-step marketing plan that is more than just listing your house. We combine traditional marketing with online marketing. 
  • Pricing: Setting your price right from the beginning can make all the difference.
