Between the diaper changes, the dirty laundry that’s been piling up over the last week, and having to work full-time, who has the time to sell a house?
If you’re like most, you’re being held together because God’s gracious hand delivered coffee and extra shots of espresso to this world.
Troll the internet. Talk to your friends. Or talk to a good real estate agent. Whatever you do, you’ll quickly learn that selling your home with kids isn’t easy.
Selling a home with a kid means calling Stanley Steemer for an emergency carpet clean because your toddler decided he would pour his cup of red fruit punch on the carpet. You accidentally packed most of his sippy cups away and all of the other cups are dirty.
I’m sure you’ll convince yourself that it’s only for a few hours. How bad could it be?
You will find yourself having to pack and unpack everything because your kid decided they wanted a specific toy out of the box. It means cleaning the house to get it ready for a showing, only for your kids to follow behind you and make the house dirty.
All of that is just part of the normal process of selling a home. When you throw an agent into the mix, the process could become an even bigger headache if you don’t chose the right one.
The wrong agent could mean calls on Saturday mornings while you’re still dreaming. The agents just wanted to tell you that a prospective buyer will be by in the next hour.
What? Don’t they know you’re wearing the “big hair don’t care” style because the week got a little crazy there at the end?
You just wanted to rest and treat yourself, but now you’re being kicked out of your home for the next couple of hours.
But the right agent can make all the difference. Take Chelsea for example.

After being in the real estate industry for over seven years, there are a few critical insights that I learned when it comes to selling a house.
Insight #1: Selling a Home With Kids is Different
When it comes to selling a home, a family with kids have different needs than a single bachelor.
Most real estate agents will tell you that they can sell any type of home for any customer. I’m not going to tell you that. The truth is, I only sell and buy real estate for families.
Every parent knows that life is different with kids. It means giving up the two-door mustang for the family sedan. Trading spa days for carting the kids to football practice on a cold fall morning.
You’re not going to be available to show a house at the drop of a hat. The last thing you need is a real estate agent who is going to call you that a prospective buyer will be coming by in the next 20 minutes.
If you’re like me, I can barely get my kids to put their shoes on in under 20 minutes. There is no way getting the house clean and getting out of there in under 20 minutes is even close to possible.
You need an agent who understands these differences and has solutions. That’s why we like to offer video tours for all of the homes that are listed with us. We know the buying process starts online and we want to make your life less hectic.
Insight #2: Selling Price is Controlled by Market Condition, Not Fair Value
The market says that you can sell your house for whatever price, as long as you can justify it.
Want to sell your house 10% above market value? You can, but it takes the right market conditions — some which can be influenced and others can’t.
For example, you can’t really control someone’s personal perfernce to a certain style of home. But you can increase your chances of getting multiple offers that results in a bidding war. In the middle of a war, your house price can quickly grow.
This is every seller’s dream. We use a strategy of 4P’s to increase the likelihood that your home will sell above market conditions. Our 4P system stands for:
If you can increase the demand for your house, you’ll be able to sell it for more, regardless of what your neighbor down the street sold his house for.
Insight #3: Most Real Estate Agents Stink
When I first got started selling homes, I was eager to learn from everyone in my office.
I took some of them out to lunch, chatted on the phone with others, or stalked them in the office. I was like a lion preying on a gazelle.
But after a few weeks, I realized that most real estate agents have no clue what they’re doing. They were just winging it.
They woke up every morning praying that the sign they stuck in your yard would result in some calls. They waited. And waited. If it didn’t sell, they would come up with some excuse about how it was the market’s fault.
They would say things like, “Last quarter wasn’t the time to sell. But I’m confident if you list with me this time, then your house will sell.”
They are like the guy that grabs a mop and a bucket and calls himself a cleaning company. I knew I didn’t want to be like that.
So, I’ve spent hours and hours trying to figure out how I could be better. That’s why I have over 1,000 bookmarks to real estate resources on my computer. It’s why I create the amount of content that I do.
I want to become a trusted advisor. I want to become your friend. I know my industry is plagued with unethical, dishonest real estate agents that leave a bad taste in your mouth.
